Are current condo prices higher than the average?

Condominium prices in Singapore are currently higher than the historical average, with several indicators marking all-time highs across both new and resale segments.
In the Core Central Region (CCR), average condo prices recently surged to around 2,937 per square foot, representing a 26.2% jump compared to just a quarter earlier. This is a significant premium over previous years. New launch condos in the city fringe or Rest of Central Region (RCR) are also experiencing record prices, with some projects achieving average resale prices near 2,232 per square foot or more.
Across the broader market, private residential prices continue to climb, with the latest data showing another 1.1% quarter-on-quarter rise for non-landed homes, reflecting an ongoing upward trend in 2025.
These price levels are well above Singapore’s long-term averages, highlighting the strength and resilience of the current property market.
