If the tenant breaches any clause and/or terminates the tenancy prematurely, the tenant shall reimburse the landlord for the commission paid to the agency on a pro-rata basis for the remaining unfulfilled term. The landlord is entitled to deduct such reimbursement from the security deposit held by the landlord.
