An en bloc sale, also known as a collective sale, is feasible if the land value of the property is higher than the total value of the individual apartments, offices, or houses combined. This is because the property has redevelopment potential. Therefore, the owners may well profit from an en bloc sale by getting more money selling as a group than selling individually.
Situations where an en bloc sale is possible include:
- Where the land use has been changed, such as from landed to high rise due to rezoning under the Master Plan.
- Where the Master Plan provides for an increase in plot ratio.
- Where the existing development has not fully utilized the allowable plot ratio.
