You must ensure you have met HDB’s Minimum Occupation Period (MOP) before renting out the whole flat. Obtain HDB’s approval and list only authorised tenants, ensuring the total number of tenants does not exceed allowed limits. If you are renting out bedrooms, you also need to seek approval before you begin or renew any tenancy.
Each rental arrangement must be at least six months, and you or an appointed attorney must remain responsible for any infringement by tenants. The rental period can be up to three years if all subtenants are Singaporeans or Malaysians, or two years if any subtenant is a non-Malaysian non-citizen. Subletting for non-residential use is not permitted. If you are overseas, you must appoint an attorney to manage your flat and ensure they are not the tenant. Remember to register the subletting with HDB.
