The February 2025 Build-To-Order (BTO) launch by the Housing and Development Board (HDB) of Singapore is notable for several reasons:

Locations

The BTO flats will be available in four estates: Kallang/Whampoa, Queenstown, Woodlands, and Yishun. Here’s a brief overview of each location:

- Kallang/Whampoa: This project is located in the Tanjong Rhu area, close to the Singapore Swimming Club and The Waterside condo. It is expected to be classified under the Prime category due to its proximity to the city centre and improved public transport infrastructure, including the Thomson-East Coast Line (TEL) stops and the nearby Katong Park MRT station.
- Queenstown: This site is near Mei Chin Road, an area known for producing million-dollar flats. It is within walking distance of Queenstown MRT and features well-developed heartland amenities, including Anchorpoint Mall, IKEA Alexandra, and Queensway Shopping Centre. A new 1.4 hectare park is also planned in the area, enhancing the greenery and connectivity.
- Woodlands: Woodlands is undergoing significant transformation, making it a more attractive option. The estate has seen improvements and is now more than just an affordable, out-of-the-way location. However, it remains one of the more affordable estates in Singapore.
- Yishun: There are two launch sites in Yishun. The first site is close to the previous Chencharu Hills project and will include a supermarket and residents’ network. The second site is near Chencharu Link and the Khatib MRT station, offering better access to public transport. Both sites will feature a range of flat types from 2-room to 5-room flats.

Number of Flats

Approximately 5,000 new BTO flats will be launched across these four estates. Here is a rough breakdown:

  • Kallang/Whampoa: Around 800 units, mostly 2-Room Flexi and 4-Room flats.
  • Queenstown: About 1,110 new flats, including 450 2-room flats.
  • Woodlands: Details are less specific, but it is part of the overall 5,000 flats.
  • Yishun: Approximately 1,510 new flats across two projects.

Additional Flats

In addition to the BTO flats, the February 2025 launch will also include a large Sale of Balance Flats (SBF) exercise, offering over 5,500 flats across various towns and estates. This brings the total number of flats available to over 10,500.

Key Points

  • The easing of application rules for singles is expected to increase competition for 2-room flats, especially in mature estates.
  • Proximity to public transport options remains a key factor for homebuyers.
  • The SBF exercise will provide additional options for those who may not secure a BTO flat.
