How much grant can I get for buying a resale HDB if the buyer is an SPR holder?

If you are a Singapore Permanent Resident (SPR) buying a resale HDB flat, the grant amounts you are eligible for are slightly lower compared to those for Singapore Citizens.

Family Grant

For a couple consisting of one Singapore Citizen and one SPR, or two SPRs, you can receive:

  • Up to $70,000 for a 2- to 4-room resale HDB flat.
  • Up to $40,000 for a 5-room or larger resale HDB flat.

Enhanced CPF Housing Grant (EHG)

The EHG remains the same, up to $80,000, but this is subject to your household income not exceeding $9,000 per month and other eligibility criteria such as continuous employment for the past 12 months and the flat's remaining lease covering the youngest buyer until they reach 95 years old.

Proximity Housing Grant (PHG)

If you are buying a resale flat to live with or near your parents/child, you can receive:

  • $15,000 if you live with your parents/child.
  • $10,000 if you live near your parents/child (within 4km).

Total Grant Amount

Combining these grants, a first-timer couple with an SPR can receive up to a total of $165,000 ($70,000 from the Family Grant, $80,000 from the EHG, and $15,000 from the PHG).

It's important to note that these grants are subject to various eligibility criteria, including income ceilings and the flat's remaining lease. You should apply for the HFE letter before the owner issues you an option to purchase to determine your exact eligibility and grant amounts.
