If you purchased your HDB flat under the Fresh Start Housing Scheme, there are specific restrictions on when you can sell the flat. Flats bought under this scheme come with a 20-year minimum occupation period (MOP). This means you must physically occupy and own the flat for at least 20 years before you are allowed to sell it on the open market. Since you and your wife have only lived in your flat for 12 years, you are not yet eligible to sell your flat. You will need to wait until you have fulfilled the full 20-year MOP before you can proceed with any sale.
