- If the property is to be held under both names, and at least one party is a citizen, the transaction typically proceeds under the citizen’s eligibility.
- The PR buyer’s status matters only if the purchase is in the PR’s name alone, or if both buyers are PRs.
Therefore, it is significantly easier to buy landed property when combining a Singaporean and PR in a joint purchase, compared to a PR purchasing on their own. If both parties are only PRs, a formal application and SLA approval are needed and approval is rare except in specific areas like Sentosa Cove.
