If I have an HDB flat, when can I buy another private property without getting the ABSD

If you are an HDB flat owner, you can buy a private property without incurring the Additional Buyer's Stamp Duty (ABSD) only after fulfilling the Minimum Occupation Period (MOP) for your HDB flat.
Here are the key points to consider:
- For HDB flats bought directly from HDB, the MOP is typically 5 years. For Prime Location Public Housing (PLH) flats, the MOP is 10 years.
- For resale flats bought with CPF Housing Grant, the MOP is also 5 years.
- The MOP starts from the date you take possession of the HDB flat and must be completed before you can purchase a private property.
- During the MOP, you are not allowed to acquire any private property, dispose of the HDB flat, or rent out the entire HDB flat.
Once you have fulfilled the MOP, you can proceed to buy a private property without the need to pay ABSD, provided you are not subject to other conditions that might trigger ABSD, such as being a non-Singaporean or buying multiple properties within a short period.
It's also important to note that only Singapore Citizens can own both HDB and private property simultaneously, and even then, they must comply with the MOP before purchasing a private property.
