Maximum lease available for industrial property

For industrial properties in Singapore, the maximum lease tenure has been capped at 30 years, down from the previous 60 years or more that were common before 2012. This change was implemented by the Ministry of Trade and Industry (MTI) to make industrial sites more affordable and flexible for companies involved in industrial activities.
In recent years, some industrial sites, especially those zoned for heavier industrial use (Business 2 or B2), have been released with even shorter leasehold tenures of 20 years, particularly for smaller sites of a hectare or less. However, the general maximum tenure for most industrial properties released under the Industrial Government Land Sales (IGLS) programme remains at 30 years.
