An en bloc sale is often feasible when the land value exceeds the total combined value of the individual units, and there is redevelopment potential. Common situations include a change in land use (such as from landed to high-rise), an increase in plot ratio under the Master Plan, or when the existing property has not fully utilized its allowable plot ratio. If at least 80% or 90% of owners (depending on the development’s age) agree, they may apply to the Strata Titles Board for an Order for Sale.
