The landlord can file a writ of distress addressed to the sheriff. The sheriff will then seize the tenant's goods, make an inventory and a valuation, and give notice to the tenant about the seizure. The tenant has five days to pay the rent owed or apply to the court to stop the sale. If no application is made, the goods will be sold, and the proceeds will be used to pay the sheriff's costs and the outstanding rent. The balance, if any, will be returned to the tenant. If the tenant has abandoned the premises and the rent is not less than 75% of the annual value of the property and has been in arrears for at least two months, the landlord may apply to the court to take possession of the premises.
