If the specific 4‑room unit or project you want under a Sale of Balance Flats (SBF) exercise is already fully taken by the time your queue number is called, you simply cannot book that unit and there is no penalty just for that.
What can happen next depends on the actual situation:
- If there are no 4‑room units left in that project and you are not willing to take any other flat type or project, you can walk away without booking; this is generally treated as having no suitable unit to select, so you are not penalised for “rejecting” a flat.
- If there are still other units you are eligible for (for example, 4‑room in another project within the same SBF exercise, or a different flat type you indicated you would consider) and you are offered these but choose not to book anything, it may be recorded as a non‑selection for that SBF exercise.
- Accumulating non‑selections can affect your future HDB flat applications (for example, being treated as a second‑timer for a period), so only apply for projects and flat types you are genuinely prepared to accept.
