In the context of Singapore condominiums, Private Enclosed Spaces (PES) refer to semi-outdoor or auxiliary areas that are part of the property but do not count towards the Gross Floor Area (GFA) that buyers are charged for.
Examples of PES include:
- Air conditioning ledges
- Utility rooms
- Covered link-ways, pavilions, and sheds
- Extra space in the carpark
- Covered public walkways and concourses
- Fake roofs
- Space for permanently installed equipment
- Uncovered landscape gardens and open-air spaces like tennis courts and swimming pools
These spaces are considered part of the development but are not included in the strata area that buyers pay for, as they are not deemed liveable or usable in the same way as the main living areas of the unit.
