Buyer’s Stamp Duty (BSD) is a tax payable on all property purchases in Singapore, calculated based on the higher of the purchase price or the market value of the property. The BSD rates for residential properties are:
- First 180,000: 1%
- Next 180,000: 2%
- Next 640,000: 3%
- Next 500,000: 4%
- Next 1,500,000: 5%
- Amount above 3,000,000: 6%
In addition, there is the Additional Buyer’s Stamp Duty (ABSD) for certain buyers:
- Singapore Citizens: 0% on 1st property, 20% on 2nd, 30% on 3rd and subsequent properties
- Permanent Residents: 5% on 1st property, 30% on 2nd, 35% on 3rd and subsequent properties
- Foreigners: 60% on any property
- Entities: 65% on any property
Both BSD and ABSD are calculated on the higher of the purchase price or market value. If you are making a joint purchase, the highest rate among the buyers’ profiles applies to the entire property value.
