You may charge interest at 10% per month on the unpaid rent if it remains unpaid for seven days after the due date. Further options include applying for a writ of distress under the Distress Act to seize and sell the tenant’s goods, provided the owed rent does not exceed 12 months. If the tenant has abandoned the premises and there is insufficient property for distress, you may apply to court to enter and take possession of the premises, subject to specified conditions. Re-entry onto the premises is also allowed if your tenant fails to pay rent or neglects to perform the obligations after seven days.
