However, the vast majority of landed estates in the east—like Siglap, Opera Estate, Frankel, and the landed enclaves along Upper East Coast—are generally zoned for 2-3 storeys or 3.5 storeys.
Where you see five-storey landed properties, they are usually mixed-use developments or occur on plots with special zoning, such as certain parts of East Coast Road, as seen in listings for five-storey buildings offered for sale.
For pure landed residential homes (not shophouses, not mixed-office or retail), it is extremely rare to find official landed zones allowing up to five storeys. Such height may be permitted only on plots with unique approval or when the land is zoned as a mixed-use site, not a conventional landed estate.
To proceed with building up to five storeys in the east, you must specifically select a plot with the correct URA zoning or with existing approval, typically found along main corridors like East Coast Road, Mountbatten or Meyer areas.
