Singaporeans and Permanent Residents can buy shophouses, including those zoned for residential use. However, foreigners who wish to purchase a residential-zoned shophouse need approval from the Land Dealings Approval Unit (LDAU). For commercial shophouses, buyers of any nationality do not require LDAU approval.
